Gonzales County property values soar by more than 20 percent

Certified taxable property values for Gonzales County are up more than 20 percent over last year, according to the certified appraised value rolls from the Gonzales Central Appraisal District.

The certified appraisal rolls were made available to the Inquirer on Aug. 4 and are what local governing bodies use to determine and set their tax rate for the next fiscal year.

Gonzales County

Gonzales County shows a total market value of more than $10.18 billion, which includes land value of more than $4.2 billion, improvement value of nearly $1.54 billion, personal property value of nearly $123.7 million and mineral market value of more than $4.3 billion. With a productivity loss of more than $3.7 billion, that drops the total market taxable value to nearly $6.47 billion.

The county had more than $339.5 million in losses and exemptions totaling more than $17 million, dropping the net taxable value to more than $6.11 billion.

When protested value and tax ceilings (taxes frozen for those 65 and older) are taken into account, that drops the total adjusted taxable value to a little more than $5.82 billion. That is an increase of $987.9 million, or 20.4 percent, above last year’s net taxable value of a little more than $4.83 billion.

Gonzales County added nearly $50 million in new real estate improvement market value for 2023 as well as a whopping $643.2 million in new mineral improvement market value.

City of Gonzales

The City of Gonzales shows a total market value of more than $882 million, which includes land value of more than $104.7 million, improvement value of nearly $546.9 million, personal property value of more than $36.4 million and mineral market value of nearly $194.2 million. With a productivity loss of more than $9.3 million, that drops the total market taxable value to nearly $872.9 million.

The city had more than $181.7 million in losses and exemptions totaling more than $2.6 million, dropping the net taxable value to more than $688.5 million.

When protested value and tax ceilings (taxes frozen for those 65 and older) are taken into account, that drops the total adjusted taxable value to just under $609.5 million. That is an increase of nearly $43.6 million, or some 7.7 percent, above last year’s net taxable value of more than $565.9 million.

The city added nearly $3.7 million in new improvement taxable value for 2022.

Gonzales ISD

Gonzales ISD shows a total market value of property in Gonzales County of more than $4.98 billion, which includes land value of more than $2.11 billion, improvement value of nearly $1.1 billion, personal property value of nearly $83.5 million and mineral market value of more than $1.69 billion. With a productivity loss of more than $1.82 billion, that drops the total market taxable value to nearly $3.16 billion in Gonzales County.

GISD had nearly $256.8 million in losses and exemptions totaling more than $228.9 million, dropping the net taxable value for the portion in Gonzales County to more than $2.67 billion.

Property inside the district’s boundaries that is within Caldwell County has total market value of $184.2 million, with net taxable value of nearly $57.8 million, bringing the total taxable value of all property to nearly $2.73 billion.

That is an increase of more than $443 million, or nearly 19.4 percent, above last year’s net taxable value of nearly $2.29 billion.

The district added nearly $41.7 million in new real estate improvement market value for 2023 as well as more than $176.9 million in new mineral improvement market value..

City of Nixon

The City of Nixon shows a total market value in Gonzales County of nearly $123.7 million, which includes land value of more than $16 million, improvement value of nearly $65.4 million, personal property value of more than $10.4 million and mineral market value of more than $31.7 million. With a productivity loss of more than $1.2 million, that drops the total market taxable value to nearly $122.5 Nixon had nearly $15.2 million in losses and exemptions totaling nearly $350,000, dropping the net taxable value for the portion in Gonzales County to just under $107 million.

Property inside the city’s boundaries that is within Wilson County has net taxable value of nearly $43.6 million, bringing the total taxable value of all property to nearly $150.6 million That is an increase of nearly $30.5 million, or nearly 25 percent, above last year’s net taxable value of more than $120.1 million.

The city added $320,780 in new improvement taxable value for 2023.

Nixon-Smiley CISD

Nixon-Smiley CISD shows a total market value of property in Gonzales County of nearly $2.87 billion, which includes land value of nearly $1.16 billion, improvement value of more than $228 million, personal property value of more than $25 million and mineral market value of nearly $1.46 billion. With a productivity loss of nearly $1.04 billion, that drops the total market taxable value to more than $1.83 billion.

Nixon-Smiley had more than $57.5 million in losses and exemptions totaling nearly $82.2 million, dropping the net taxable value for the portion in Gonzales County to a little over $1.69 billion.

Property inside the district’s boundaries that is within Wilson County has net taxable value of nearly $72.6 million, while property inside the district’s boundaries that is within Guadalupe County has a net taxable value of $8.82 million. bringing the total taxable value of all property to more than $1.77 billion. 

That is an increase of $449.2 million, or nearly 25 percent, above last year’s net taxable value of more than $1.32 billion.

City of Waelder

The City of Waelder shows a total market value of nearly $72.1 million, which includes land value of nearly $11.9 million, improvement value of more than $31.6 million, personal property value of more than $6 million and mineral market value of more than $22.5 million. With a productivity loss of nearly $3.5 million, that drops the total market taxable value to more than $68.6 million.

The city had more than $13 million in losses and exemptions totaling more than $426,580, dropping the net taxable value to more than $55.1 million.

That is an increase of nearly $6.32 million, or nearly 13 percent, above last year’s net taxable value of more than $48.8 million.

The city added $384,210 in new improvement taxable value for 2022.

Waelder ISD

Waelder ISD shows a total market value of property in Gonzales County of more than $846.6 million, which includes land value of more than $568.2 million, improvement value of more than $136.3 million, personal property value of nearly $12.5 million and mineral market value of more than $129.5 million. With a productivity loss of more than $511 million, that drops the total market taxable value to almost $335.6 million.

Waelder ISD had nearly $20 million in losses and exemptions totaling nearly $25.9 million, dropping the net taxable value for the portion in Gonzales County to nearly $289.9 million.

Property inside the district’s boundaries that is within Caldwell County has net taxable value of more than $171.7 million, bringing the total taxable value of all property to more than $461.6 million. 

That is an increase of $133.5 million, or nearly 40.7 percent, above last year’s net taxable value of nearly $328.1 million.

City of Smiley

The City of Smiley shows a total market value of more than $26.2 million, which includes land value of more than $4.62 million, improvement value of nearly $18.9 million, personal property value of more than $2 million and mineral market value of more than $681,000. With a productivity loss of more than $701,000, that drops the total market taxable value to more than $25.5 million.

The city had more than $5.5 million in losses and exemptions totaling more than $1.27 million, dropping the net taxable value to more than $18.7 million.
