Certified property values for Gonzales County up by 20.3 percent

Certified taxable property values for Gonzales County are again up nearly 20.3 percent above last year, according to the certified appraised value rolls from the Gonzales Central Appraisal District.

The certified appraisal rolls were made available to the Inquirer on Aug. 4 and are what local governing bodies use to determine and set their tax rate for the next fiscal year.

Gonzales County

Gonzales County shows a total market value of more than $12.14 billion, up more than $1.96 billion from a record $10.18 billion a year ago. This includes land value of more than $4.55 billion, improvement value of more than $1.61 billion, personal property value of nearly $134.3 million and mineral market value of more than $5.84 billion. With a productivity loss of nearly $4.04 billion, that drops the total market taxable value to more than $7.69 billion.

The county had more than $309.1 million in losses and exemptions totaling nearly $10.3 million, dropping the net taxable value to more than $7.35 billion.

When protested value and tax ceilings (taxes frozen for those 65 and older) of nearly $346.8 million are taken into account, that drops the total adjusted taxable value to a little more than $7 billion. That is an increase of $1.18 billion, or 20.27 percent, above last year’s adjusted taxable value of a little more than $5.82 billion.

Gonzales County added nearly $63.5 million in new real estate improvement market value for 2024 as well as a whopping $860.8 million in new mineral improvement market value.

City of Gonzales

The City of Gonzales shows a total market value of nearly $923.8 million, up more than $41.6 million from $882.2 million a year ago. This includes land value of more than $130.1 million, improvement value of nearly $556.5 million, personal property value of more than $39.4 million and mineral market value of nearly $197.8 million. With a productivity loss of nearly $9.46 million, that drops the total market taxable value to nearly $901.2 million.

The city had more than $210.2 million in losses and exemptions totaling nearly $2.75 million, dropping the net taxable value to more than $710.8 million, up $22.3 million over last year’s net taxable value of $688.5 million.

When protested value and tax ceilings (taxes frozen for those 65 and older) of more than $93.9 million are taken into account, that drops the total adjusted taxable value to just under $616.9 million. That is an increase of nearly $7.4 million, or some 1.2 percent, above last year’s total adjusted taxable value of more than $609.5 million.

The city added more than $14.1 million in new improvement taxable value for 2024.

Gonzales ISD

Gonzales ISD shows a total market value of property in Gonzales County of nearly $5.72 billion, up more than $740 million from $4.98 billion a year ago. This includes land value of more than $2.26 billion, improvement value of nearly $1.14 billion, personal property value of nearly $87.5 million and mineral market value of nearly $2.23 billion. With a productivity loss of nearly $1.96 billion, that drops the total market taxable value to more than $3.6 billion in Gonzales County, up $440 million.

GISD had nearly $241.5 million in losses and exemptions totaling more than $238.5 million, dropping the net taxable value for the portion in Gonzales County to more than $3.11 billion, up $440 million above last year’s total of $2.67 billion.

Property inside the district’s boundaries that is within Caldwell County has total market value of nearly $226.8 million, up $42.6 million above last year’s market value of $184.2 million, with net taxable value of nearly $65.6 million, bringing the total taxable value of all property to nearly $3.18 billion.

That is an increase of more than $450 million, or nearly 16.5 percent, above last year’s total taxable value of nearly $2.73 billion.

The district added nearly $46 million in new real estate improvement market value for 2024 as well as more than $257.6 million in new mineral improvement market value..

City of Nixon

The City of Nixon shows a total market value in Gonzales County of nearly $138 million, up nearly $14.3 million from nearly $123.7 million a year ago. This includes land value of nearly $21.6 million, improvement value of nearly $69.9 million, personal property value of nearly $10.8 million and mineral market value of nearly $35.8 million. With a productivity loss of more than $1.3 million, that drops the total market taxable value to nearly $131.9 million, up $9.4 million from last year’s amount of $122.5 million.

Nixon had nearly $20.1 million in losses and exemptions totaling nearly $383,000, dropping the net taxable value for the portion in Gonzales County to more than $117.5 million.

Property inside the city’s boundaries that is within Wilson County has net taxable value of more than $41.6 million, bringing the total taxable value of all property to more than $159.1 million, an increase of more than $8.5 million, or 5.6 percent, above last year’s net taxable value of more than $150.6 million.

The city added $2,897,040 in new improvement taxable value for 2024.

Nixon-Smiley CISD

Nixon-Smiley CISD shows a total market value of property in Gonzales County of more than $3.66 billion, up nearly $790 million above last year’s amount of $2.87 billion. This includes land value of more than $1.25 billion, improvement value of more than $246 million, personal property value of more than $26 million and mineral market value of nearly $2.14 billion. With a productivity loss of nearly $1.13 billion, that drops the total market taxable value to more than $2.36 billion, about $530 million more than the $1.83 billion from 2023.

Nixon-Smiley had nearly $52 million in losses and exemptions totaling nearly $88 million, dropping the net taxable value for the portion in Gonzales County to a little over $2.22 billion, up from last year’s amount of $1.69 billion.

Property inside the district’s boundaries that is within Wilson County has net taxable value of nearly $69.7 million, while property inside the district’s boundaries that is within Guadalupe County has a net taxable value of $7.29 million, bringing the total taxable value of all property to nearly $2.3 billion. 

That is an increase of $530 million, or nearly 29.9 percent, above last year’s net taxable value of more than $1.77 billion.

The district added more than $12.5 million in new real estate improvement market value for 2024 as well as nearly $331.3 million in new mineral improvement market value.

City of Waelder

The City of Waelder shows a total market value of more than $82.3 million, up $10.2 million from last year’s amount of $72.1 million. This includes land value of nearly $19.3 million, improvement value of nearly $33 million, personal property value of nearly $6.16 million and mineral market value of early $24 million. With a productivity loss of more than $.29 million, that drops the total market taxable value to nearly $72 million, up $3.4 million from the $68.6 million in 2023.

The city had more than $12.6 million in losses and exemptions totaling nearly $443,00, dropping the net taxable value to more than $58.9 million. That is an increase of nearly $3.8 million, or nearly 6.9 percent, above last year’s net taxable value of more than $55.1 million.

The city added $541,020 in new improvement taxable value for 2024.

Waelder ISD

Waelder ISD shows a total market value of property in Gonzales County of more than $932.3 million, up from last year’s amount of $846.6 million. This includes land value of more than $624.4 million, improvement value of nearly $143.4 million, personal property value of nearly $12.1 million and mineral market value of more than $152.4 million. With a productivity loss of nearly $562.2 million, that drops the total market taxable value to more than $351.7 million, up from $335.6 million.

Waelder ISD had nearly $15.8 million in losses and exemptions totaling nearly $27.7 million, dropping the net taxable value for the portion in Gonzales County to more than $308.1 million, up from $289.9 million.

Property inside the district’s boundaries that is within Caldwell County has net taxable value of nearly $50.3 million, bringing the total taxable value of all property to more than $358.4 million.

The district added nearly $3.91 million in new real estate improvement market value for 2024 as well as more than $16.3 million in new mineral improvement market value.

City of Smiley

The City of Smiley shows a total market value of nearly $26.3 million, up nearly $100,000 over the $26.2 million from last year. This includes land value of nearly $3.66 million, improvement value of more than $19.5 million, personal property value of nearly $2.12 million and mineral market value of more than $967,000. With a productivity loss of more than $503.000, that drops the total market taxable value to more than $25.3 million.

The city had more than $5.26 million in losses and exemptions totaling nearly $1.33 million, dropping the net taxable value to more than $18.7 million.
